1. REGULATIONS
These conditions apply to all guests of La Fermette du Merle. By paying for the booking, the tenant declares that he knows the rental conditions and accepts them. The house is rented by Morgane van Liere and Arvid Niemeijer.

2. BOOKING CONDITIONS
2.1. PAYMENT
The payment is proof of the booking. The rental amount (excl. €250 deposit) must be paid within 7 calendar days of receipt of the invoice. The booking is only final after payment. If the amount has not been paid within 7 days of receipt of the invoice, the booking will be cancelled.
The price per night includes:
• stay at La Fermette du Merle (ground floor);
• linen and kitchen textiles;
• made bed;
• dishwashing liquid, garbage bags, sponges and toilet paper;
• gas, water and electricity costs;
• administration costs.

The price per night excludes:
• final cleaning of €75 (mandatory for every booking);
• tourist tax of €1 per person/per night. To be paid together with the deposit.

2.2 DEPOSIT
The deposit is €250 and must be paid no later than 3 days before the arrival date. You will receive a reminder a few days before your arrival date. After receiving the deposit you will receive the code for the key safe. If the deposit is not transferred on time, the booking will be canceled and no refund is possible. 
If no damage, exceptional cleaning costs or loss can be identified, the deposit will be refunded after the cleaning crew has checked the property. However, if damage or loss can be incurred
established, La Fermette du Merle reserves the right to withhold part or all of the deposit. We will refund the deposit within five working days.

2.3 BOOKING MODIFICATION OR CANCELLATION
Any cancellation must be reported in writing. An email is valid. The following provisions apply to a cancellation:
• Cancellation up to 6 weeks before the date of arrival: free of charge, the full amount will be refunded;
• Cancellation between 6 and 2 weeks before date of arrival: 50% of the total amount will be withheld and the remaining amount will be refunded;
• Cancellation within 2 weeks before the date of arrival: 100% of the reservation will be retained.

For any changement/cancellation by yourself, before or during your stay, the following provisions will apply:
• You can change your reservation up to 14 days before your arrival. The new date must be planned within 12 months. Cancellation and refund are then no longer possible.
• If you refuse or fail to enter the accommodation at the time of arrival for whatever reasons, no refund is possible.

For any change/cancellation by La Fermette du Merle itself, prior to your stay, the following provisions will apply:
• La Fermette du Merle reserves the right to cancel your stay.
• In this case, we will propose you an alternative stay at no additional cost, subject to availability. If this is not possible, we will refund the amount in full.

2.3 CAPACITY AND VISITORS
The number of people allowed in La Fermette du Merle is two people and a child up to 1.5 years old.

Visitors are not allowed. Exceptions to this may be permitted, but these must be discussed in advance with La Fermette du Merle. La Fermette du Merle reserves the right to charge additional costs for this
calculate.

2.4 PETS
Bringing (domestic) animals is not permitted.

2.5 SMOKING
Smoking is not permitted in La Fermette du Merle. Due to drought, smoking is only permitted on one of the terraces at the front or rear of the house and it is strictly forbidden to leave (burning) cigarettes in the nature.

2.6 LIABILITY
We accept no liability for:
• Theft, loss or damage of any kind during or as a result of a stay at La Fermette du Merle;
• Additional (cleaning/repair) costs may be charged if La Fermette du Merle is not used correctly and the house is not left properly;
• The tenant and those accompanying him or her are jointly and severally liable for all loss and/or damage that may arise for La Fermette du Merle and/or any third party as a direct or indirect result of their stay, regardless of whether this was caused by actions or omissions by themselves or by third parties who are on the domain through their actions, as well as any damage caused by any property in their possession.

2.7 NATURE
By accepting these general terms and conditions, you declare that you realize that your stay takes place in nature, with all the less pleasant surprises that may arise from it: changeable weather conditions, minor electricity disruptions, the presence of insects, birds and other animals in the vicinity or even in the holiday home.

2.8 HEATING & WOOD STOVE
La Fermette du Merle has a wood-burning central heating system and a Godin wood stove. Use of this installation is not necessary in the summer period and can therefore not be used by guests.

2.9 WIFI
At La Fermette du Merle we have WIFI via a 4G modem. The internet is good, but you cannot take out an unlimited subscription in France. Because we give everyone their online time and favorite music, that is why the
capacity limited to 50GB per week. Unfortunately, unlimited streaming is not possible. If this guideline is exceeded, La Fermette du Merle will disconnect the WIFI connection.

3. HOUSE RULES
3.1 TAKE GOOD CARE OF THE PROPERTY
• Take care of the house, contents, furniture and garden;
• Use water and energy sparingly, do not leave the towel radiator on all day/night;
• Never leave waste in or around La Fermette du Merle.

3.2 FINAL CLEANING
We ask you to leave La Fermette du Merle in the same condition as you found it and according to the guidelines below:
• Deposit waste in the appropriate bins (household waste = red rubbish bag and red bin. Plastic bottles/cardboard = yellow bin bag in yellow bin). If this is not followed, €50 will be deducted from the deposit. See E-book for specification.
• Put everything back as you received it:
∎ Furniture back in its right place
∎ Place kitchen utensils clean and in their correct place
∎ The dishes have been washed and the dishes have been cleared away
∎ The bed has been removed and bed linen is in the laundry basket
∎ Towels hang in the bathroom
∎ Key in the key safe. If the key is not returned, €50 will be deducted from the deposit.
• The house must be left sweeping clean.
• All windows and shutters must be closed and the doors properly locked! This is mandatory from an insurance point of view!
If La Fermette du Merle is left in such a way that exceptional cleaning is required, additional costs will also be charged for sorting incorrectly sorted waste, clean-up costs, etc. This amount will be deducted from the deposit.

3.4 OPEN FIRE
There is a chance of drought in the period April - October. Open flames can cause fires. Therefore, making fire is prohibited at all times.

3.5 CHECK-IN AND CHECK-OUT
• Check-in is possible from 4:00 PM. If planning allows it, it is possible to enter the house earlier (in consultation). We would like to know the planned arrival time in advance.
• Check-out must be done before 11am.
